Case Study – Vida House

Vida House is a five-storey, 138-apartment residential building located in Lewisham, South London. Alcema Fire Safety was commissioned by a private client to undertake a Fire Door and Internal Fire Stopping Works Survey.

Through a meticulous, step-by-step inspection process, Alcema Fire Safety identified several significant defects in the existing passive fire protection measures, particularly relating to fire stopping. Several of these defects were deemed critical and required immediate rectification. As an interim risk measure, a Waking Watch was recommended to maintain resident safety until remedial works could be completed.

Comprehensive data was gathered during the survey, including detailed photographic records to evidence the condition of fire doors and fire stopping throughout the building. Following a thorough analysis of the findings, a detailed report was produced to support informed discussions with the client. This report clearly outlined all identified defects and provided recommendations for remedial actions in line with passive fire protection best practice.

Upon approval of the recommendations, Alcema Limited, the Construction Division, was instructed to undertake the necessary remedial works working closely with Alcema Fire Safety.

Marked-up drawings were prepared to clearly define the scope of works required to rectify deficiencies in fire compartment walls and associated fire stopping, as well as highlighting considerations relating to existing fire detection within the apartments. Further recommendations were provided, and works were subsequently carried out by Alcema Limited as required.

This project represented an extensive programme of passive fire protection assessment and remediation. Alcema Fire Safety successfully delivered a comprehensive range of services, ensuring improved compartmentation integrity, enhanced life safety for residents, and full regulatory compliance for the client.
